What type of survey should I have?

Building Survey, Structural Surve, Homebuyers Report, or Valuation?



Building Survey

Similar to the structural survey. This report will also provide a clear and comprehensive assessment of the building but will include an inspection of the electrical system, central heating system and finishes. The summary page is also colour coded to easily assess the importance of any defect or other issue found.

Structural Survey

Our structural survey will give you a clear and comprehensive assessment of the main aspects of the building you intend to purchase. It will provide in an easy to read layout details of defects, repairs needed and any future maintenance issues including estimates of the costs involved.
This survey does not include an inspection of the electrical system, plumbing, finishes or fittings.

Homebuyers Report

This is a standardised report intended for small new or recently constructed properties. The report format does not allow for any detail of repair or maintenance costs.

Valuation

A valuation is usually carried out on behalf of your mortgage lender. The surveyor’s responsibility is to ensure the property is good security for the bank or building society’s loan. They have no responsibility to advise you of any defects.

How long will it take ?


We will usually be able to inspect the property within a few days of your instruction and a summary can be given to you on the phone soon afterwards. The report will usually follow 2-3 days after the inspection.

Sometimes in particular circumstances we can produce reports within 2 days of instruction. Please ask for details.
